The Beginning

From Managing Buildings
to Understanding Them

Matt Badalamenti has spent over two decades in the trenches of property management, facilities management, project management, and real estate. Not just overseeing — but truly understanding how buildings are constructed, how their systems interact, and what separates a well-run asset from one that’s slowly deteriorating behind a polished lobby.

That experience spans every property type imaginable: Fortune 100 corporate campuses, commercial high-rises and low-rises, parking structures, aircraft hangars, daycares, condominium buildings, apartment complexes, single-family homes — and everything in between. From managing day-to-day operations to building out unique tenant improvement projects to overseeing billion-dollar campus developments.

But the real education didn’t come from textbooks or certifications alone. It came from mentors — seasoned engineers, veteran building operators, and specialized vendors who took the time to explain not just what to do, but why. How a chiller plant actually delivers comfort. Why a roof membrane fails. What happens when preventative maintenance gets deferred for three years. That hands-on knowledge — understanding how things are built and how they work together — became the foundation of everything Mattco stands for.

The Realization

One thing became clear over 20+ years: the gap between how buildings should be managed and how they actually are managed is enormous. Between compliance requirements and preventative maintenance execution, between what’s documented and what’s real — there are gaps everywhere. And those gaps cost building owners millions in deferred maintenance, emergency repairs, tenant dissatisfaction, and lost asset value.

The other realization was equally important: it takes a certain type of individual to do this work well. Someone with the care, initiative, and mentality to take genuine pride in the management, operations, and construction of buildings and campuses. Not everyone has it. The industry is full of people going through the motions — checking boxes without understanding what they’re checking or why it matters.

That’s how Verified Facility Health was born — an independent certification body that evaluates buildings across 7 critical performance domains. And Mattco & Associates became its first accredited firm, bringing 20+ years of hands-on expertise to every assessment.
